Common issues I help customers with

The majority of my callouts are for rats and mice, particularly during autumn and winter when rodents move indoors. I also deal with a steady stream of wasp nests through summer, bed bug treatments in high-turnover rental properties, and commercial pest control contracts where businesses need to stay EHO-compliant. Drain-related rat issues are one of the most common and most preventable problems I see across South Wales.

What I look for during an inspection

I start outside the property, not inside. Rats and mice almost always enter from the exterior, so I check drainage systems, gaps around pipework, air bricks, broken vents and any structural gaps. In lofts, I look for droppings, nesting material, gnaw marks on cables and runs along joists. For commercial premises, I focus on food storage areas, bin stores, delivery bays and any gaps in the building fabric that pests could exploit.

My advice for homeowners

Do not wait until you see a pest. Prevention is always cheaper and less stressful than treatment. Keep bins sealed, clear clutter from around the exterior of your property, seal any gaps around pipework, and if you live in an older terrace, consider a drain survey. If you hear scratching in the loft or see droppings, call a professional early. Rat and mouse populations grow quickly.

My advice for landlords and property managers

Build pest prevention into your property maintenance schedule, not just your reactive repairs. HMOs and high-turnover rentals are particularly vulnerable to bed bugs and mice. Make sure tenants know how to report issues early, keep communal bin areas clean, and address drainage problems promptly. For commercial landlords, a preventative pest control contract is far more cost-effective than a reactive one.
